LATE ARRIVALS: RUNNING LATE? DON'T PANIC!! Although our office closes at the above times, we will arrange access to your unit regardless of the time. Please call during business hours for lockbox information and code.

YOUR ACCOMMODATION IS A PRIVATELY OWNED DWELLING, and is furnished according to the individual owner(s) preference and taste. We regret we cannot make changes to the furnishings

DEPARTURE CLEANING: All units have a mandatory departure cleaning fee based on size of unit. Upon departure, you should take all trash from unit to dumpster, remove food from refrigerator and wipe clean, replace clean dishes in cupboards. Additional cleaning fees will be charged if necessary.

LINEN RENTAL: Guest must provide own linens/towels. We will be happy to provide linens at a cost of $28 per bed (including tax), which includes: 1 set of sheets/pillowcases/towels/washcloths. Please give us two days notice for linen rentals. All beds have mattress covers, pillows and comforters. You still need to bring your own kitchen linens.

RESERVATIONS: A deposit is required to confirm a reservation. Once your deposit is received, a confirmation of payment/contract will be mailed to you. Please read, sign and return contract as soon as possible. 90 days before arrival, 50% of balance is due - 30 days before arrival, the final 50% is due. Winter rental payments are due 120 days before arrival, 50% of balance is due and 60 days prior to arrival, the final 50% is due. Payment dates are stated on contract and revised if reservation is made within 90 days prior to arrival.

PAYMENT: Payments may be made by Visa, Mastercard, Discover, certified check, money order or cash. Personal checks are not accepted within 30 days of arrival - NO EXCEPTIONS WILL BE MADE!!

CANCELLATION POLICY: Upon confirmation, the unit is off the market to anyone else - therefore, our cancellation policy is as follows: Cancellations made prior to 60 before arrival date will be refunded in full less a $50 cancellation fee. Cancellations made within 60 days prior to arrival will lose all monies paid. If the unit is re-rented, then a refund will be made in full less the $50 cancellation fee. Winter rentals have a 90 day cancellation period, with the same terms as above.

RATES: Prices are set according to location of property, unit condition, number of bedrooms and amenities. Rates are higher during Easter, Spring Break, Memorial Day, July 4th and Labor Day. We also arrange special per person rates for group rentals.

PRICES: Subject to 12% sales/accommodations tax.

SECURITY DEPOSITS: All properties require a refundable security deposit based on type of rental. Repeat family guests do not require deposit.

PETS: Pets are permitted in our FAMILY units. Please tell your rental representative in advance, you will be given specific details and charged a pet fee. If you travel with a pet, please have a copy of current health records.

MAXIMUM OCCUPANCY: This website and our reservation forms indicate the maximum number each unit will accommodate, and occupancy is limited to this number.

ALL RENTAL RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE. IT IS OUR POLICY THAT THERE WILL BE NO REBATES FOR INCLEMENT WEATHER OR MECHANICAL MALFUNCTION OF ANY KIND. WE WILL MAKE EVERY EFFORT TO HAVE A MECHANICAL FAILURE CORRECTED AS SOON AS POSSIBLE. WE REGRET WE CANNOT GUARANTEE THE COMFORT OF SLEEPER SOFAS. WE RECOMMEND THEIR USAGE BY CHILDREN AND CANNOT REFUND DUE TO DISCOMFORT.

KEYS MUST BE RETURNED TO THE RENTAL OFFICE IN ORDER TO GET CREDIT FOR RETURNED KEYS. THERE IS A $25.00 CHARGE ON ALL LOST KEYS. PLEASE DO NOT LEAVE KEYS IN UNIT AT DEPARTURE.

WE RESERVE THE RIGHT TO REFUSE RENTAL OR DISCONTINUE OCCUPANCY IF IN THE OPINION OF THIS AGENCY, THE OCCUPANCY IS DETRIMENTAL TO THE PROPERTY OR SURROUNDING NEIGHBORHOOD.

EXCESSIVE NOISE AND/OR LOUD STEREOS, TV SETS OR MUSICAL INSTRUMENTS WILL NOT BE TOLERATED. SHOULD A COMPLAINT BE LODGED WITH THE NMB POLICE DEPARTMENT OR IF AN AGENT IS CALLED TO THE PROPERTY A $100 FINE WILL BE DEDUCTED FROM THE SECURITY DEPOSIT FOR EACH COMPLAINT.

RETURNED CHECKS: SHOULD YOUR CHECK BE RETURNED FOR ANY REASON, THERE WILL BE A $50 SERVICE FEE CHARGED TO YOUR BALANCE.
